Nearly 1,600 homebuyers who have been waiting for possession of their flats for almost two decades may finally see progress in the stalled Ansal township project near Crossings Republik. The Ghaziabad Development Authority (GDA) is set to consider approval of the project’s long-pending layout plan following intervention by the Supreme Court.
The development comes after the Supreme Court directed the Uttar Pradesh government and GDA to resolve pending regulatory issues related to the project, including renewal of the development licence and approval of revised building plans.
Supreme Court Intervention Brings Focus on Homebuyers
The Supreme Court had earlier criticised the authorities over the prolonged delay in implementing the approved resolution plan for Ansal Urban Condominiums Private Limited (AUCPL).
The court noted that around 1,600 homebuyers had been waiting for their homes for approximately 19 years. It directed the state government and GDA to take a final decision on the pending approvals and submit a reasoned order to the court.
The intervention has now accelerated the process, with the GDA expected to take up the township’s layout approval.
Ansal Township Project Stalled for Years
The Ansal township project, spread across a larger development area, was launched around 2007-08. Financial difficulties and insolvency proceedings subsequently affected the project’s progress.
The project later entered the insolvency resolution process, with One City Infrastructure Private Limited emerging as the successful resolution applicant. However, implementation of the resolution plan remained affected by regulatory approvals, including the development licence and revised building plans.

Several issues had remained unresolved between the developer, GDA and the Uttar Pradesh government.

Responsibility for common infrastructure
Construction of EWS and LIG housing

Only Four of 18 Towers Reportedly Complete
According to recent reports, the project continues to face significant construction challenges. A visit by the Uttar Pradesh principal secretary reportedly found that only four of the project’s 18 towers had been completed.
The proposed GDA action is therefore significant because approval of the layout and related plans could allow the stalled development process to move forward.

For thousands of affected families, the latest development offers renewed hope of finally receiving possession of their homes.
Some residents have reportedly been living in partially completed buildings without adequate civic infrastructure, including proper roads and other essential services.
